We are currently entertaining offers for our hill top 800sq ft cabin in Liberty Maine. It has approx 15ac is fully off grid though has a deeded ROW for a direct utility line across the neighbors property. The land has a 16×20 garage and a 10×16 workshop or writers cabin. It’s located on an un-maintained town way that generally requires 4wd or AWD. The closest year round neighbor is 1 miles away. It is located 1mi from Lake St George and the land abuts Lake St George State Park which offers a public swimming area and a great trout river. The land also abuts a state maintained snowmobile route that connects to ITS83 on Frye Mountain, as well as a large network of ATV trails during the summer.
Selective cutting of the surrounding forest would provide some income as well as lake and views of the Camden Hills. Intensive cutting on the eastern edge would potentially work for horses, and the neighbor has a large unused field that may be available for grazing.
The house itself: 300′ Drilled well, grey water septic, outhouse, 440w solar power with a 300w Morningstar inverter which is enough to run most non-inductive appliances. 420AH battery bank utilizing 4 T105 batteries. House is VERY well insulated with a metal roof, Rinai heater, and a wood stove. We generally burn about 5 cords of wood through the winter using ONLY the wood. The water is wonderful and has no taste. The house sits on granite ledge with a post foundation. It was designed to leave and was built with locally sourced heavyweight timber, both pine and hemlock. The siding is both Hemlock board and batton, and eastern WHITE cedar shakes unlike the cheap red cedar you get at Lowes. The chimney is Metalbestos with an easy clean out for mid winter cleanings.

Of additional consideration would be a trade. We are looking for Northern Tier land on a lake. We do not want desert or land in the Southeast. Land in the Canadian Maritimes, Labrador, Alaska, BC, WA, OR, ON, MN, VT, NH would be considered.
